  • Received my CDPE (Certified Distressed  Property Expert) designation in July '09 and I may be able to help anyone  in a short sale situation.
    • A homeowner is "short" when they owe an  amount on their property that when combined with closing costs and  commission is higher than current market value.
    • A short sale can occur (if seller meets all  criteria) when negotiation(s) is/are entered into with the  homeowner's mortgage company or companies to accept less than the full  balance of the loan at closing.  Assuming negotiations are  successful, a buyer can then close on the property and the property is  "sold short".
